Foley Hails Latest Economic Boost for Town

DECEMBER 11, 2006, FARMINGVILLE, NY- Brookhaven Town Supervisor and Councilwoman Connie Kepert on Monday joined with representatives of Greenstar Enterprises to break ground for the Horseblock Industrial Park, 73 acres owned by Greenstar. The 73-acre parcel was recently added to the Brookhaven Empire Zone as part of its re-chartering by New York State on June 12.

“This is another proactive effort by my administration to expand the business and employment opportunities in the Town of Brookhaven,” said Supervisor Foley. “It is an exciting time for economic development in the Town and we will continue our proactive approach towards attracting companies to this site through our C.A.R.E.S.--Creation, Attraction, Retention, Expansion and Start-up--program.” “As liaison to Brookhaven Town's Economic Development Department, I have been working very closely with that office and will continue to do so,” said Councilwoman Kepert. “I am committed to doing my level best to create as many good paying jobs for the people of Brookhaven as I can, and utilize the Empire Zone to its full potential. We are looking to attract a wide spectrum of economic opportunity to Brookhaven, from manufacturing and distribution to aerospace/defense. The bottom line is this: The Foley administration is making it happen.”

“We are pleased that Greenstar has decided to develop this land as an industrial park,” said Raymond Donnelly, Director of Economic Development. “While others clamor for smaller parcels to the West, Brookhaven is developing an abundance of land for industrial development right here in our Empire Zone.”

“It is an exciting time for Brookhaven,” said Anthony Figliola, Economic Development Manger and Zone Coordinator for the Town of Brookhaven. “Any time we can work with a private company to spur growth in a positive way, it's a win-win for everyone.” Greenstar Enterprises has ordered their contractor to start installing the infrastructure immediately for the Industrial Park. The infrastructure will consist of sewer pipes, drainage pipes and basins, concrete curbing, street lighting, etc.

This new Industrial Park will be the fifth park in the Brookhaven Town Empire Zone and is part of the additional 500 acres Brookhaven has to offer for development in the newly re-chartered EZ. The Town will look to work with Greenstar and Corporate Realty Services to attract quality manufacturing, distribution and aerospace/defense companies to this location.

Corporate Realty Services has been appointed Exclusive Real Estate Sales Agent and General Manager of Horseblock Industrial Park by Greenstar Enterprises, Inc. The engineering firm handling this project is Sidney B. Bowne & Sons, LLP and the lead engineer is Charles Bartha, former Commissioner of the Suffolk County Department of Public Works.

Horseblock Industrial Park is the closest industrial park to the Long Island Expressway compared to Sills, Brookhaven, Woodside and South Silver Industrial Parks in the Medford/Yaphank/ Bellport areas. Horseblock Industrial Park will also feature availability to sewers so that purchasers can maximize their Floor Area Ratio (FAR) up to 35% and lot sizes will range from two acres and up. The opening of Horseblock Industrial Park is timely because in the Medford/Yaphank/Bellport areas there are no small lots lezs thanr four acres currently available. Horseblock Industrial Park is located just of the Long Island Expressway at Exit 65 South between Peconic Avenue and Munsel Road.

“My partner, Leo Farrell, and myself have been working the industrial parks in the Brookhaven Empire Zone over the past twelve years and we have completed over 70 build- to-suit transactions over that period,” said John O’Hara of Greenstar Enterprises. “We feel that the market will continue to flourish within the Empire Zone. We are currently courting three perspective customers ranging from 2 to 10 acres.”
