INTRODUCTION
Middle Country Road or New York State Route 25 extends from the west end of the Town of Brookhaven in the Village of Lake Grove east to the Town of Riverhead. This 17 mile corridor is a major east-west State Route running through the center of the Town of Brookhaven. The corridor is characterized by a chaotic pattern of strip commercial zoning
and land uses, a fundamental planning flaw found in many communities throughout Long Island. Existing zoning and development has promulgated suburban sprawl and results in a
lack of identity for individual hamlets. This corridor has historically been the focus of traffic congestion and traffic safety concerns for all users including pedestrians and bicyclists.
In response to a planned NYSDOT Transportation Improvement Project proposed for Middle Country Road, State Route 25, between C.R. 83 and Mount Sinai-Coram Road, civic leaders held a community planning charette to formulate a vision to guide land use in the hamlets of Coram and Middle Island. In July of 2003 the Town Board enacted a development moratorium, to allow time for planners to formalize land use recommendations responsive to the NYSDOT Transportation Project and the community’s vision.
